PHASE 01
Pre-Construction
Before a single shovel hits the ground, we do the work that determines everything else.
Pre-construction is where your vision gets translated into a buildable reality: selecting or collaborating with your architect, completing the design development process, navigating Miami-Dade or Broward permitting requirements, and finalizing your budget and schedule.
We can recommend architect partners if you don't already have one — and we will always tell you the truth about what a design will cost before we break ground.
PHASE 02
Site Preparation
Every home begins with the land. Site prep covers clearing, excavation, grading, and utility connections.
In South Florida, this phase also accounts for soil conditions, drainage requirements, and flood zone compliance — factors that less experienced builders underestimate. We don't.
PHASE 03
Foundation
Miami's soil and climate demand a foundation built to last. Whether poured concrete slab, stem wall, or deep pile foundations for waterfront properties, we select and execute the right system for the site. This phase sets the standard for everything above it — and we treat it accordingly.
PHASE 04
Structure
Framing, structural walls, roof system, and exterior envelope. This is when your home becomes something you can walk through for the first time — when the floor plan leaves paper and becomes space. We coordinate closely with your architect and the interior designer throughout to ensure the structure honors the design intent.
PHASE 05
MEP
(Mechanical, Electrical & Plumbing)
Mechanical, electrical, and plumbing rough-in is the nervous system of your home — invisible once the walls close, but felt every single day. We work with trusted, licensed South Florida subcontractors who understand the demands of luxury residential construction: HVAC systems engineered for Miami's climate, electrical capacity for modern living, and plumbing layouts that serve both function and design.

Finishes & Handover
This is where the home becomes yours. Flooring, tile, cabinetry, millwork, fixtures, paint — every finish is selected with intention and installed with care. We conduct a rigorous punch-list process before any walkthrough, because your first impression of your finished home should be exactly that: finished. When we hand you the keys, the house is ready to live in.

Building a custom home with Dorlom takes at least two years from permit approval to handover.
